Short term: paytm bank FD (good rate + no charges on breaking), some fundamentally good stock swings
Long Term: FD in reputed banks, Mutual funds (small + ELSS + index), Debenture IPOs, PPF, NPS, real estate in T2 city.

I did a thorough research and this gold+ scheme by gullak app beats SGB in 2-3 years, in my research it is the best option to invest in gold. Essentially your gold is leased out to jwellers who then pay you interest in grams of gold.Other dimers can guide vetter if there are any caveats.
Direct Equity. Doing very well in this big bull run.

when you invest in real estate whole savings is gone sometimes, to get good returns invest in under construction projects, make sure the builder is reputed one and the location is going to get some kind of benefit in future. In under construction prop the money is taken slab wise so you don't have to pay in one go
In case of flats renting is easier, as for land, hire a lawyer to check all the documents. NCR region is on boom rn, due to rapidx , GN airport, meerut metro projects etc.
