paying 10k maintenance per month after buying property . it is like an emi. only saving grace is property valued increased more than double in 3 years.
If u have one property either belongs to u or ur parents, simply get a loan on that and buy a new home with that amount, put first home on rent and live in second one if u want to move and pay emi from rent not from ur main income, This is the ideal investment and approach, fir chahe thoda sa maintenance bhi pay krna pdega to akhre ga nh...

Keeping aside the financial things - make sure that the neighborhood is safe and well-developed. Look for nearby amenities like schools, hospitals, transportation, banks, and grocery stores. Avoid homes on the outskirts of the city, especially in non-metro areas, as it can be inconvenient for daily needs and services.
In future, by any chance if you have to move to a new place then consider whether the property will be easy to rent or sell in the future. This is important if you ever need to relocate.
Some of these challenges I faced when we were purchasing a new home - problem - after moving in that home is not less than a HORROR Cinema!

@bobby_123 -- While purchasing, I did not face much challenges as I was 100% sure what I need and luckily I found one. My whole search, visit, finalize and book experience took 4hrs flat!!
- Shortlist based on requirements. Categorize your needs, e.g. Absolutely must, Good to have, Not required.
- Of course you will have a budget in mind.
- Decide if you want to start a fresh meaning well designed and decorated fully furnish house with everything new except you/family and clothes and may be few recently purchased items.
- You may face this question, exhaust while budget in buying the house or keep aside some for interior.
- Parking, ensure you have parking for two cars. If not check upfront for additional. This will need money.
- Check maintenance that you need to pay. Also check what 'other' charges you may have to pay once moved in.
- Do not go in for an apartment in a project with apartment's for varied income groups. Example, project with 1RK/1BHK/2BHK if you are planning to buy a 3BHK apartment. There will be unnecessary problems around agreement to stuff which require additional budget.
- Check if the project is registered with RERA. Check available legal documents on RERA site.
- Visiting project site, check if there is scope for the builder to acquire adjacent plots and extend the project leaving strain on amenities. If possible check out other projects of the same builder, talk to few apartment owners to know more.
- Read the documents you sigh carefully and thoroughly. Spend few thousands to a qualified lawyer to get the document checked and understood.
After moving in:
- Dogs, strays, is the biggest challenge 😄. Apartment owners should ensure that this menace is tacked early and collectively.
By the way, these challenges may be faced by rich class, middle class or any class while buying a new house. So not limited to middle class 😊
Sometimes Utility issues like power outage frequently, water Pump damage frequently, mosquito net in windows, need for new furniture as moving in new house, Maintenance increased, Property tax, such things may happen and will have a financial burden to resolve / arrange.
