Apart from the real-esate (mostly just a room or walls without plaster too are fine)
the other major capex, operational costs come from the moisture/ humidity control equipment and continual monitoring.
The other major variable and often an external factor.. is the ease of access to the market.
More high value perishables or the alleged rare varieties of exotics cannot always be liquidated like usual fruits vegetables.
If longer storage is required then climate controlled warehouse (room) has to be maintained through the ENTIRETY of the storage.
Reefer logistical solutions for local or interstate transport too are not that exorbitant now-a-days. Thus one always has access to markets across the country or premium customers [corporates (including hotel chains) customers across the country].
👩🏻Auntyji🙇🏻♂️ or even any other person.. by themselves would NOT be able to single-handedly manage a medium sized operation on an on-going basis.
Thus either in-house manpower resources or the allied costs of hiring external help too would need to be factored in.
Capex (and bootstrapping costs) of a medium-sized project can be squeezed in the 125 thousand INR to 200 thousand INR (range) too.
Even in Rajasthan, people HAVE invested in this. The equipment, upkeep of the climate control infrastructure depends on the vendor, negotiating skills, size of the project, local weather.. to name a few.
