Wires havel (rr ki nakli bhot aa rhi market mai), switches and mcb schneider, mcb box legrand, sanitary  jaguar is fine else u can buy some local brand with pure brass stuff (depends on which state u are) amd basin vagereh local le lena.

Fan orient or cg is fine, if u are a bldc fan then u can check for that as well.

Led lights orient.

What else is required, do let me know.

Asian Paints Royale for paints.

V guard for fans.

Jaguar for taps.

Century, greenlam Plywood for interiors.

Get inverter type LED bulbs everywhere not the regular ones. Quartz sinks. Automation of switches etc is waste.

Waterproofing the bathroom is very important. Otherwise you ll be looking at very expensive repairs. Just make sure that in the water prone areas like bathroom, kitchen epoxy grout is used to fill the gaps between tiles. Ask the builder to give some gaps between the tiles.

waterproof the entire house accordingly, even minimal seepage will be a hassle. You can use dr fixit 102 mixed with the cement, ask any civil engineer friend regarding this. Also when you are doing roof also include that 102 solution, once the construction is completed use white cement sungle coat on the walls and make sure you have done watering on the plaster and white cement coat. After that wires should be atleast 2.5mm if you have a load upto 2kw, get bldc fans for that extra energy saving for fans, exhaust, etc for the kitchen a chimney or exhaust is a must. Negotiate whenever possible don't pay full amount upfront.
