1) Also check FB marketplace. I got a deal my self which was directly posted by owner on FB.
2) Haven't heard of any scams as such in Bangalore. Talk to owner of the property before sending the booking token amount. Check for agent listing and firm they work for.
3) Its big but negotiable. For 2bhk generally people are paying 75k-1L. For 1RK, 50-75k should fair enough.
4) Yes, rental agreement is must. Try to negotiate on exit terms. Generally owners deduct 1 month of rent (for whitewash, given the flat was white washed when you start) + damages from the deposit when you vacate. Try to remove this 1 month deduction clause if possible. Also check the notice period time window for vacating the flat. It should be 1 month ideally.
5) Getting 1RK under 15k is a good deal. Otherwise 15-20k is fair enough. Also check for nearby areas, Mahadevpura, Kundalahalli, Brookefield.
Looking for 1RK in Marathahalli, Bangalore – Need Advice!

I’m moving to Bangalore for work next month and I’m looking for a 1RK (1 Room Kitchen) in or around Marathahalli.
I’d really appreciate any leads on trusted property dealers, owners, or platforms where I can look for genuine listings. Also, would love some tips on how to avoid common scams when renting in Bangalore.
Some questions I have:
- Which online platforms or apps should I check out? I’m thinking of using platforms like NoBroker, MagicBricks, or 99acres. Any other recommendations?
- How can I verify that a listing or agent is trustworthy? Are there any red flags I should be aware of?
- What are the rent deposit norms in Bangalore? I’ve heard of large deposits—how do I negotiate fairly?
- Should I insist on a rental agreement, and what should I check before signing it?
Thanks a lot for any tips or leads!
Also how much budget should I have to get a decent 1RK in this area? Please let me know.

I found too many 2BHKs and 3BHKs over there but no 1RK
* if need to move quickly, Can try to take pg initially in the area(mostly refundable deposit and not much contract hassle). And then in 1 month visit the flats listings at (flat and flatmates - xyz area FB groups/ flat and flat mates - xyz society), nobroker etc. You will learn all about the area or you will explore that you can take somewhere else and commute a bit.
* Once you join, you can also get help from people in company, as many might be living nearby only. Ask for help don't hesitate.
* Rent for 1 room is around ~15k+ only in decent societies so expect accordingly. 1RK like configs are difficult to find than flatmates arrangement.
* Check if company compensates for broker services, then can hire broker and let him find the best thing.
1)Join PG. There are Super luxury corporate PGs (Urban living etc(. You can take single occupant. Best option.
2)Rent a 2bhk/3bhk and share with friends/colleagues/get new friends by posting adds.
Do not expect back the advance/deposit. You will be lucky, if it is refunded fully.
Not luxury pg. Can I get a PG without having the food option? Also how much do they cost for a single sharing room?
Not trying to provide unsolicited advice.
But if you would be living by yourselves (just one person and no chances of the partner/spouse visiting or parents/family visiting).. then no harm in exploring PG options or sharing the 🏠crash-pad🏡 with flat-mates.
Umm.. I mean.. if you making 4-5 million per annum and do not have much liabilities like mortgages or bills/loans to pay.. then no issues.. can have the whole apartment to yourselves.
Otherwise for the middle income household.. in places like Bengaluru.. over half the income going into maintaining a 'standard of living' is not unheard of.
I know of families with at-least two three streams of income (two members earning fixed amounts per month and investments too).. and yet.. they say😄 that over 40-45% is going into lodging, boarding alone.
Then i teased them, that having 50 planters/flower pots and two dogs (pets) is not enough.. why don't you have 500 potted plants and have three cows and a buffalo too.
Even if living with a family (spouse and kids).. one can save a bit on rentals.. by closing an older construction with no lifts or poorly maintained neighbourhood.
I mean, if it is only two three years at-most and if the neighbourhood is otherwise relatively safe.. then can compromise and stay in a less 'posh' building or less 'posh' lane, neighbourhood.
Actually I was exploring the PG option. For one sharing room it's almost 20k. I'm paying extra for the food, which I won't get a chance to eat because of odd office timings. I'll only be able to have the food on weekends. That's why I'm looking for 1RK. If you know some good PGs in or around the same area please let me know. I'm open to exploring.
I hope you know a bit of Kannada! It not then learn few basic words and phrases!
Good luck with your apartment hunting
