HI Guys,
I'm planning to own 7000 sq.ft empty land on outskirts (not near road - almost 1.5kms away from road) of a small town.
If you are aware of any ways to generate income from it let me know
(
Context : I'll be left with no money post initial payment and will be going to pay loan EMIs everymonth. Goal is to reduce some EMI burden (Some positive number) by further investing some small money (as less as possible) and get some returns to cover this small money EMI and contribute something towards Main EMI
)
TIA

Chai-sutta-panmasala...... Will work on any place on this planet.. If u have Indians living
Moderate to OK returns
.
Since its just a few kms from highway asbestos shed for goods storage to recover costs.
.
Need high returns
intiate contacts with mundra port
And if it is Mundhra ports😅, then many MANY Dimers themselves would be ready to become unpaid gateperson/security.. especially when 🌿kadak🥦 🌱 maal🪴 (from the likes of South East Asian countries, Af-Pak region) is passing through Mundhra ports!
OP seemed unwilling to give details of the place/ pincode/ state/ district.. even when other/s asked him.
Hence I too remained silent on dry-dock facilities (for cargo, container handling).

Besides, unless there are buried civilizations or other valuable treasures in some patch of land (and everything works out).. funding it through high cost (personal) loans, borrowing with tax advantage (without proper legal documentation, financial trail) is a recipe for disaster.
Since I suggested the idea, please remember me (for discounted prices) ..when onion, potato go to 150-200 INR per kilogram.
If it is reasonably close to some highway.. how about becoming a sleeping partner in some fuel dispensing station and/or a food-court.
SUBJECT TO the main partner/s (and the goons/politicians financing them) not being interested to usurp your property or to use it for free (not pay you after few months, years).
are there many 5 star hotel chains within 700-800 kilometers radius of the property?
Top luxury properties often require things like carnations, orchids, exotic flowers and what not.
but apart from crop failure issues, high maintenance and skilled manpower.. horticulture (or even a green-house) often is a game of location too.
Even in the 1990s.. the likes of the B.K. Birla group (subsidiary of Century group) was exporting flowers to Amsterdam too.. out if their Lonavala project.
But then taking stuff from Lonavala to an international airport (in Bombay) was easier than if the place was far off.
weather (of Lonavala) too was/is conducive.
Without getting into the morals, personal beliefs or one's principles of it..
even almost 16-17 years back.. emu (bird) eggs got sold for ₹400 a piece.
not aware of whether emu egg market is still strong or the prices.
Ostriches, emus do adapt and/or survive and thrive well in the hotter regions of India too.
I am told that their meat is treated as a delicacy too.
Would your property be big enough (or maybe the owners of adjacent properties too would come on-board) for some large e-commerce seller or site to operate their localised hub or station?
Maybe it might support stage if whit goods, furniture type items.. if the shed is constructed with multiple floors, adding to the FSI.
Would any Volvo, Tata Trucks, Mahindra, Eicher or their dealers be interested in that location (to have a showroom or a small service station type thing)?
If your/owner's finances are almost completely depleted.. then might anyway have to rely on an active partnership.. whoever they be.
Just be aware that if any alcohol dealer, stockist, LPG dealer/ stockist is approaching (for warehousing) or if someone wants to open any retail outlet of alcohol or LPG, CNG... then the police are on their back-pocket.. and even some politicians are.
In-fact the goons, land-mafia, others often operate as the 'front' for the politicians.
All these businesses are merely or mainly used to convert black.. to white.
Hence caution and due diligence is needed. (even I add adjectives like 'honourable', 'respected' to not antagonise some of them.)
Flower business seems something interested will explore in that way
Do you have any article or link which tells about small cold storage with big people?
start a sheep/goat farm (local area breeds) with a experienced villager young couple as live in managers .do internet search
vertical farming horticulture of expensive western veggies like lettuce etc
atleast plant casurina trees if you have water at the land. you can harvest the trees once in 4 years
Recently, i saw a video on the internet, about a guy from Haryana who started growing sandalwood (chandan) and claiming returns in crores after 12-15 years with very low investment.
Sandalwood requires govt. Permission if i am not wrong
very interesting kind of problems in life
actually this same problem is for anyone who owns land:) or ancestorial land:)
so many in India will have this issue after owing their 1st house then on this is their next problem
Congrats.. Upvoted for better reach. Let's see what fellow dimers suggest
